The Wharf DC is a new mile-long development along the Potomac River comprising of restaurants, retailers, residences, and businesses in South West Washington, DC.CMTA provided design, construction phase support, and commissioning of an advanced sub-metering system for Phase 1 of the Wharf Development. This project included sub-metering for the Garage, Pier House Capitol Yacht Club, Dock Master, Jetty Terminal, 39 retail units, 651 apartment units and 112 condo units.

The property has a grey water treatment system that transfers water from rainwater cisterns to supply cooling tower makeup water and grey water for flush fixtures in the office portion of the property. A methodology was developed to aggregate system costs and savings potential for each property among the various ownership entities at the property.

Developing proper sub-metering system designs was critical to help PN Hoffman account for all recoverable costs and quickly identify sub-metering system problems that could result in lost revenue, tenant complaints, ownership disputes, and wasted energy. CMTA also assisted the owner review vendor bids and scope for completes and understanding of the RFP requirements.
