Churchill Downs, home to the world-renowned Kentucky Derby, embarked on an ambitious multi-year redevelopment initiative to transform its historic horse racing venue. This effort, guided by a comprehensive masterplan developed by Populous and CMTA, began in 2014 with the goal of enhancing both operational efficiency and the fan experience. Through a series of new construction and renovation projects, Churchill Downs has not only expanded its capacity and capabilities but also improved its security and sustainability. CMTA played a pivotal role in bringing this vision to life, leading key projects such as the redesign of fire alarm and security systems, modernization of utility service entrances, seating expansions, and suite renovations. Headquartered in Louisville, KY, CMTA is proud to contribute to the continued evolution of this iconic venue, helping showcase our community on one of the largest stages in sports every year.

Seating & Clubhouse Renovations

Prioritizing fan comfort and energy efficiency, the $37M seating expansion and renovation project added nearly 2,000 seats and 77,250 ft² of space, with 32 luxury suites offering modern amenities such as dining areas, private lounges, and balconies overlooking the historic homestretch. Sustainability features include a four-pipe hydronic HVAC system, energy-efficient lighting, and a robust domestic hot water system, along with integrated audio, video, and security systems for seamless operations. Additionally, a $17M Clubhouse renovation reconfigured premium spaces like the Turf Club to increase seating, enhance flexibility, and elevate culinary offerings, making Churchill Downs an even more versatile venue.

Winner’s Circle Suites

Churchill Downs invested $4.2M to enhance the Kentucky Derby and Oaks owner experience with the exclusive Winner’s Circle Suites. These 20 private, open-air suites seat 18 guests each and offer direct access to the paddock, track, and Winner's Circle. Featuring custom owner silks, chef's tables, private betting machines, and premium drink facilities, the suites offer a luxurious experience. The adjoining Courtyard adds seating for 650 fans in a relaxed, park-like setting, with bundled food, hospitality, and modern amenities.

West Campus Improvements

CMTA played a pivotal role in redeveloping the west campus, designed to improve public access and streamline operational efficiency. The multi-faceted project included constructing a pedestrian plaza, reconfiguring traffic flow and parking lots, building a new main ticket office, upgrading the Fire Command Center/security booth, and enhancing the broadcast media building. Significant site enhancements also redesigned and relocated the performance stage within the new perimeter, creating more cohesive event environments. This portion of the masterplan was completed in carefully phased turnarounds over just 12 months.

Sustainability and Safety

Central to all these projects is Churchill Downs’ commitment to sustainability and public safety. The campus-wide updates include advanced fire alarm systems, access control, CCTV, and a centralized Fire Command Center consolidating critical infrastructure. Essential utilities, such as new electric and natural gas distribution systems, significantly improve reliability and spare capacity, while reducing environmental impact. Additionally, all renovations incorporate energy-efficient solutions like LED lighting with scene selection and energy recovery features in HVAC systems, emphasizing efficiency without compromising comfort.
